surplus cash - own house FTB - am thinking of buying a new apartment and hopefully avoid the stamp duty on it with my friend who would live in it or else investing in a pension........
any ideas which is better/worthwhile/costly??

is there a link to the above dilemma anywhere?
thanks

Re: Pension vs property

"Pension versus property" is meaningless without more details, in particular the details of the specific person involved and why they might be in a "pension versus property" dilemma.

Re: Pension vs property

With a pension you get tax relief subject to revenue rules
You don't have access to the funds until you retire.
Management fees, monthly fees bid /offer spread all eat into the eventual fund.
You are not stuck with one investment but spread out over many different types of investments.

With a property you have to pay stamp duty on the purchase.
You also generally have to pay the deposit upfront
You should only get a mortgage (interest only) that covers the expected rental income. You have to put up the balance
These are all payable from your already taxed income
You have to pay tax on the profit from rental income
You need to be careful and aware of legal situation re tenants

This is just a quick reply I'm sure there are many more

Clubman - a cursory glance at the contents of the thread would easily convey the fact that i was more than happy with the provision of a link to the above topic. Consequently, the heading used on the thread was not at all meaningless but concise and useful especially when one needs general information relatively quickly.

I think ClubMan may have been referring to the nature of your question, rather than just the thread title — which I've now altered, and deleted the duplicate reposting, since asdfg has already replied in this thread.

Exactly. It's pointless to talk about one asset class/investment versus another without some qualification or more detailed info about the context.
