Paying off mortgage and renting?

Like many out there, have been trying to sell our house for the last 6 months. 3 price drops and 2 offers (though still had to sell their own houses) later, we are still no nearer to completion. EA says everyone 'loves' our house - but small consolation when trying to get rid. Anyway - are building now and are reviewing our options. Have 50,000 mortgage left on current property. Have loan of 400,000 out for our new build. We are considering using 50,000 from the 400,000 to pay off mortgage on current house. Then rent the current house and all rental income can go against our new build mortgage. Have no idea if this makes sense from a financial / tax relief perspective and would love some advice on it? Anyone any advice or point me in the direction of a good independant financial advisor that can review the whole situation? Thanks....
 
Clearing the mortgage on the proposed rental property may not be a good idea as you wont be able to offset your rental income against your mortgage interest.
 
Agree with Miles - better to have mortgage on rented property. Don't forget you'll have to pay tax on the rental income.
