Painting Sitting Room - Advice Required

Hi Guy's

I am seeking advice with regard to the cost of painting a sitting room. To keep it short, there was a leak in my ensuite and it soaked through the adjoining wall into my neighbours and has left water marks on their wall (behind a bookcase). No further damage thank god. Being the good neighbour, I undertook to rectify it by offering to have his room repainted (walls, ceiling, wood). It is of relatively standard size, 4m x 5m wide, with chimney brest, walls approx 8ft high, etc. Also includes two double doors - the hollow white type doors that will be painted same as skirting.

He has come back to me with a quotation for 484 euro. I thought this to be a bit on the highside myself. Has anybody any views on it?

I had contacted my insurance company but they are not interested as it is my neighbours house. He obviously doesn't want to claim from his insurace.

depending on brand of paints needed this could up the price alot, colourtrend and farrow and ball are pricey...also did the water effect the plaster,

Why would you offer to do more than is required to address the damage caused? Surely the walls are sufficent ?There is no need to do the rest. Is the neighbour doing the work themselves or hiring a painter? Likely the add'l cost is labour in that case, if not, then the price is excessive. Two 5 L paints (maybe three ) at 50 a tin = 150. One tin for ceiling, 50. Couple of smaller tins of paint for doors and skirting, maybe 100. Paint should cost a lot less than this, but even at these prices that's about 300. Ask politely for a breakdown.

Well, the quote seems reasonable to me, if done by a painter. 150 to 200 for paints, and the rest for labour.

I also feel you offered to do too much, you should just have done the walls. Even if that shows up the ceilings and skirtings.

Are you sure your insurance won't cover this? It might not be worthwhile due to excess etc but what if the damage was more serious?, costing thousands? You'd be in serious trouble then if your insurance didn't cover it. Having said that I don't ever remember seeing anything about damage to third parties in insurance documents.

Thanks for your responses guy's.

Insurance definately won't cover it. Have spoken to them and they sent out an assessor. They claim that the 3rd party has to prove negligence on my behalf before it would be entertained. He would have to claim off his own insurance who in turn claim of mine i suspect.

Plaster on the walls is fine. Just water stained.

I suppose I better ask him for a detailed breakdown of his quotation. It might give me somewhere to start.
