Hi, I am in the process of finishing out a house in the mid-west area.

I am looking for someone to do the following
1) Sand, varnish and paint a semi solid stairs.
2) Sand and paint door frames and arcitrave (for 18 doors). Door are already finished so do not require further work.
3) Paint skirting and do a few 'touch ups' to hide/disguise nail marks. It is a 2000 sq ft house, so a good bit of skirting.

Skirting, architrave and frames have all, already got two coats of paint by me, I just require the painter/decorator to finish it out.

What would be a reasonable labour price for this ?

I got a quote of 2000 (labour only) for this work and I thought it was obscene. I will obviously be shopping around, but just wanted some opinion.

first off whats a semi solid stairs.second what type of wood is the door frames and skirting made from.and what type of paint did you use to put 2 coats on the wood work, also all filling of nail holes needs to be done before last undercoat is applied.so maybe the work you have done could add more work to the painter, and may not be as simple to finish out as you think

Semi Solid : Knowls, risers, steps made from solid oak. Spindles and main frame of stairs made from red deal. The oak part will need to be sanded and varnished. The deal part will need to be sanded and painted.

Frames, Skirting and Architrave are all mdf. The two coats I put on were done with a dulux wood paint - the exact name/type I don't know.

I put on these two coats before the frames etc were fitted, so what I want the guy to do is fill all the nail holes and apply the final coat of paint. I don't see how what I did could add more work for the painter ? I would have thought that it saved him having to put on two coats.

Maybe the quote I got is reasonable, but first impressions from me is that it is way over and above what I expected to pay.

Red deal is still a solid wood. Semi-solid would suggest engineered components which you don't have.

Am based in the south but had somebody paint the whole of the inside of my house (2500 sq.ft), sand and varnish (2 or 3 coats, can't remember) a solid oak stairs, deal doors, skirting and frames throughout at a cost of €2300 (not including materials). I think your quote might be excessive IMO.

as leo said re the stairs,i have painted loads and not heard of semi solid.again its unusual to have mdf skirting ,door frames ,and architrave in mdf..as i said there is at least 2 more coats to be applied to the woodwork, one undercoat over all the timber once its filled and caulked and at least one finish coat.if you put a finish coat on the bare timber then this was not correct procedure.but get another quote or two mate to be sure, but take it from me and a few regular posters on here, get recomendations from people before you get anyone to price for painting your house, cause there is nothing worse than a bad paint job in your house...
