Outline Planning - Pressure Area

Does anyone know if it's possible to apply for outline planning permission on a site in a "pressure area" with a view to selling the site with outline planning down the road?

It would be a pretty poor scheme if it was that easy to work around. Any planning based on the individual's need to live in an area is based solely on their circumstances with conditions attached so that no one else may use that permission. There are also usually restrictions attached on how long the person must own the property before it is sold on.

So my only option is to sell it as a green field site and let any prospective buyer go through the planning process?

You can sell it subject to planning, the deal only closes if the prospective buyer is successful in obtaining planning permission. That should get you a better price as it eliminates the major risk element for the purchaser.

It does of course limit potential purchasers to those who might qualify to obtain planning but with the drive to cut down on one-off houses, there is still strong demand in many pressure areas.
