Are you 100% sure about that? If the property is mortgaged then ask your lender or check your loan terms & conditions to see if that is sufficient for their requirements. In any case you might want to check that the block insurance is sufficient (e.g. by checking the terms & conditions of the policy document) in the absence of your own buildings cover.The maintence fee includes building insurance so no need for that.
