On the hunt for a good Surveyor in Dublin

Hi,

We have just gone sale agreed on a 2nd hand property. It is an executor sale and looks like the house has not been touched in a long time. We want to get a survey done to highlight any structural issues or significant problems that may cost more to fix than we could afford, along with advice on the state of the wiring and plumbing as unfortunatly our budget to renovate is very tight so we want to limit this to what is necessary. From reading this forum it looks like many of the surveyor's out there seem to give alot of detail which is of no value to the purchaser.
Could anyone recommend a surveyor with prices that will be able to advise us on the important matters rather than a 20 page report detailing the local infrastructure etc it would be greatly appreciated.
Also need a valuation for the mortgage so if the surveyor could also value the house it would be an added bonus.

Let me make a suggestion.

You are buying a second hand house which needs a lot of work. But you won't know how much work and at what cost until you get
1. A Surveyor
2. An architect to review the proposed works
3. A Builder to price any works.

Ask a builder to have a look and give you an idea. They won't be a surveyor so you will need a surveyor/architect also.

Maybe you should'nt be buying a second hand house that needs a lot of work unless you can do a lot of it yourself or you can afford to pay someone else.

Thanks for your response.

The house doesn’t necessarily need a lot of work. We reckon it will definitely need to be rewired but not sure about heating/plumbing etc. We plan to get a Survey done on the house to ensure the structure etc is sound before purchasing and would like the survey to include the state of the wiring, plumbing etc.

We have some money set aside for renovation as obviously wouldn’t buy unless we thought we could afford to get it livable but only want to do what is necessary at present to allow our money to go further for kitchen etc and anything else that is a want rather than a need, we could do further down the line when we have saved a bit more.

Basically we want to get a good Surveyor that will be able to report on the structure along with plumbing, heating, wiring etc. I have read a lot of post on here and it seems that a lot of them tend send out reports that are of little value to the purchaser.
