Offer on a sale agreed house

Hi All,
Could anybody tell me the legal implications of bidding on a house which is sale agreed and a deposit paid?

Sale agreed and deposit paid has no legal standing. Until the contracts have been exchanged there is no commitment on either side.

Of course there are many people who think gazumping is pretty shoddy behaviour from an ethical point of view.
 
I presume the OP has seen a house that is not exactly like everything around it and in this case it is possible for gazumping to happen perish the thought all you doom sayers, but there is no legal implications. It would really depend on how long it has been sale agreed to see whether it is worth your while getting involved. If the buyer is seriously dragging their heels then a vendor will be interested in dealing with someone new and not necessarily for a higher price.
 
Funny how gazuping is put in a better light than gazundering? There both the exact same, whats good for the goose etc....

How is gazumping put in a better light? They are both legally fine but usually unethical. I like the way gazundering is now seen almost as a badge of honour. Its amazing how attitudes change to suit the times we are in.
