non-resident landlords

Hi,

I've seen some other posts on this but no real definitive answers.

I will be living abroad for a couple of years and will be renting my 2-bed apt.

I dont think its realistic to get the tenant to pay the 20% tax so the best solution seems to be to get an agent to collect rent and file a return.

Does anyone have any experience of how best to handle this situation in general and if they have used an agent, any recommendations?

As far as I am aware - it is very difficult to get anyone to act as an agent for your financial affairs - they then become responsible for some issues (and possibly liabilities) on your behalf. If you find one - let me know!

Most Estate Agents tell you - "nothng to do with me" - your own problem - I have spoken to the Tennant's association about this - they would not speak on this issue - they said it was a tax matter - nothing to do with them - they only deal with tenant's/landlord's legal rights, not taxation issues.
 
ask a trusted relative. I do it for a relation. You should be a signatory on account, that any debts can be paid.

Other alternative, is to have tenants pay direct to revenue
 
Agree with previous poster, get a good friend or relative to do it.

Whatever you do, don't leave it to the tenant to sort out your taxes!
 
I have been asked to do this by a relative who is moving abroad and would welcome some advice. I have read the revenue.ie website, and think I am aware of what needs to be done, but if anyone has any experience I'd be delighted to hear from them. The tenency is due to start/ be registered with the PRTB in February. The apartment has been owned for more than 5 years so SD clawback doesn't apply. The rent is E1,000 pm so, judging by what I've read, I think I should collect E200pm from my relative and then work out her tax liability from there. But I'm not sure what stage I have to register with the revenue? And are there any pitfalls I should be aware of? I'd rather call in a tax consultant at this stage then make a mess later.
