Newly built house, making an offer

hi,

May be its a stupid question..........
I am currently looking to buy a house and i have come across newly built house priced @ 230k, just wondering is it normal to negotiate on newly built house or u just pay what they are priced at????
 
Not a stupid question at all. In the current climate, everything is negotiable when it comes to property. All they can do is say no. A lot will depend on the financial position and attitude of the vendor. You can't know that until you test it.

If I was going to bid below asking price, I'd make myself as attractive a purchaser as possible. So before making the bid, I'd get mortgage approval arranged for the property so that you can assure the purchaser that if s/he takes your offer, s/he can have their money in a very short period of time.
 
Absolutely make an offer, the person who is selling it has probably priced in some 'fat' on the assumption that buyers will look for a discount. I know if I was selling I would expect the buyers to offer less than my headline price.
 
I agree with LD and Mac. Definitely make an offer rather than offering the full price. Anyone selling anything on Adverts,ie, Donedeal.ie, etc. (like myself) will always ask for more than they expect to get because very few will be willing to pay the full asking price, as there are so many similar items for sale there. The current housing market is exactly the same.

I certainly wouldn't offer more than €175k for starters. If you end up going to €200k, you'll be able to argue that you're already €25k above what you originally hoped to pay. And if you have mortgage clearance (or cash :cool:), you'll be a very attractive proposition to any vendor.

Thanks for advice guys....

I have decided not to go for newly built house because donot like the layout of new housing states (Adamstown & paddocks) too crowded... and they will be building new units in paddocks which means prices will drop alot more in those areas.....
