Newcastle West - Limerick

Is Newcastle West a good location for property investment? Seems good value but not sure about rental market or potential growth.
Am working and living in Dublin but have been priced out of the market - am looking west to get a foot on the ladder. Is this a good idea?
 
If traffic congestion is a good proxy measure of economic activity then NCW is certainly worth considering!

The traffic flow through the town is a real "pigs ear" especially at school drop off pick up times. The traffic lights on the N21 are never sequenced correctly.

Also the pace of life is a lot slower than you are accoustomed to in Dublin. Solicitors, Auctioneers, Surveyors and Financial Institutions all mosey along at a snails pace.
 
There is an excessive amount of houses in NCW a lot of housing estates are not fully sold yet.

You could say probably the same of many other locations between Ennis and NCW (both half-an-hour's commute from Limerick, from opposite directions).
