PPl,

recently put my name on the affordable housing list with south dublin co council. Both me and my girlfriend applied jointly (if thats a word) and when we applied the chap told us that because we are just under the maximum earnings that we would be something called a Cat 1 applicant which means we would get offered somewhere quicker??

Also i know a person who recently paid a deposit on a place in Tallaght for only €183000 however the prices on there website for similar developments are in the €250k+ category? am i just getting confused or what here?

We would be delighted with a place in citywest/saggart/newcastle/adamstown/tallaght area and to be honest were ecpecting a place for around the 200k mark? am i being to optimistic and expecting too much from the scheme?

Some help would be much appreciated?

As you are "new to this" can I suggest you have a look over the posting guidelines regarding using meaningful titles.

There are loads of existing threads on AH, have a look on the search engine.
 
Hey Mat9486. Well first off if your just under the max thats a good start. Have you seen the properties advertised on www.affordablehome.ie? You should find out if all the AHI (Affordable Housing Initative) properties are gone. There was a big advertising campaign for properties from the €240k mark to approx €300K. These were in Newcastle and Adamstown areas. AHI is a slightly different scheme and sales are just facilitated throught the Council and have a lower clawback amount. Normal sales through property path in SDCC have a higher clawback amount and are sold through the Council. Have you went to any financial institution yet to get a loan offer? Its handy to have on file so you know how much you can get straight off. So when your offered a place you can go ahead without worrying about the bank and stuff. I was on the list for 16 months and am viewing a place in Tallaght this week.

There are two types of schemes:

Affordable Housing Scheme: were the max earning are €40k for single and €100k for couple (can be different depending on council) Under this, you have to go on waiting lists or you are put in a lottery draw. Houses are sold at cost price, very low prices. You can get mortgage from the local council or a bank (council only give €180k)

Affordable Housing Initiative: max earning is €60k for a single person. Houses are sold at a discount to market price. No waiting list, first come, first served. Depends on demand but i applied and was waiting 1 week to be accepted. You get mortgage from a bank as with a typical mortgage.

Under both schemes, you have to pay the council back a percentage of you sell.

spoke to the affordable inititave yesterday and they actually have several units left in adamstown and newcastle area. They are putting us in touch with the companies to arrange viewings. The woman explained that the clawback is lower with these houses as obviously they are not as reduced as if we stayed on the list for over a year... Just not sure what to do now...im pretty sure that the chances of us getting a 3 bed house/duplex is very very slim waiting on the list...would this be correct?

The chances are slim to none of getting a three bed property tbh. if this is going to be a home for life then i would jump at the chance. Ive had friends that got properties in Adamstown and theyre very happy with the area and the size's of th eproperties are very large. One word of advice i would give you is be very vcareful where you buy in Newcastle, there are lots of traveller specific housing in that area and some new halting sites.
