my surveyor has told me that the new extension of the house has been constructed on the neighbours property - does this mean i am gonna inherit a can of worms when/if i buy this
should i look for written acknowledgement from the neighbours before i sign .....?

Yes - it is a can of worms and you absolutely must get it sorted before committing to the purchase. Verbal sorting out is not worth the paper that its not written on! Its for the Vendors to sort out. Talk to your solicitor and get proper advice about the ramifications about the problem.
I know someone this happened to. The piece of land was a few feet, and the neighbour was aware of this. Fortunately, the neighbour was happy to sell to
piece of land for a fair price.
Who do I actually talk to regarding the extension?? My surveyor tells me its on the neighbours property but the EA (Obviously) tells me its fine and that she had supporting documentation to back this up.
Any ideas? it seems that as a legal matter this one could run and run
Well whatever you do don't rely solely on the word of the EA! She's not working for you don't forget - her job is to sell the property - any subsequent hassles you have are none of her concern.
Maybe pop in next door and have a chat with the neighbours about it.
