Hi there, I'm hoping to start planning and building a new house in West Waterford. The house will be approx 2700 st ft storey and a half. I was wondering does anybody have an estimate cost per sq ft at todays prices?

It differs quite alot from builder to builder, and also location in Ireland. We are building a house in ulster (which is probably somewhat cheaper anyway) and our house is also 2700 sq ft.

Quotes we have gotten range from between €176,000 - €260,000. Quote we have gone for is €198,000. We are really concentrating on good insulation and windows, so price above includes that.

Price includes:
Foundations & Clearance
Erection of Timberframe house
Building work
Plumbing & Electrcial
Solar Panels
high spec insulation & windows
Heating system - Condenser oil burner & also back boiler

Thanks for that Bragan. The research I've done has come back with quotes of between 197k & 320k which is an amazing spectrum I like you will be requiring high spec insulation and windows. Thanks again.
