New build - second fireplace/chimney

Hi,

Start blocklaying next week and I am considering not building the second chimney for the front room. The reason is that they are not energy efficient in terms of draughts and I'll get a better energy rating without. Plus extra space. I was going to put in a 'false' fireplace instead.

But if I decide not to build the second chimney will it :
a) make the house less 'sellable'
c) mean i cant have a gas fire in the future (does gas emissions have to be directed externally above roof level in a 2 storey house ?)

any advice appreciated.

I am fairly sure that you can buy flueless gas fires here inEngland and I would have thought that you could get them over there as well.
