Criteria for the 2% rate

• BER of B3 or better
• 4 years fixed
• At least €300k
• New customers only - sorry loyal existing customers, you can't have it.
• No cash back
• < 60% LTV
• You must have a Z in your surname

This is not a good option as you would have to switch to a new lender after the 4 years as BoI charges existing customers much higher rates than other lenders do.
