Need to amend existing lease - advice needed.

I've been letting a house since 2014. A lease was drafted at the time by the agent and signed by tenants however the agent has had no ongoing role. The couple have split up and the husband is moving out. My questions are:
- How do I reflect this in the lease - just remove his name and issue a new lease myself? Do I need something professionally drafted? The RTB does not advise on leases.
- I've read up about leases before but find it difficult to understand. Is it ok to have a lease that just stays in place and applies as long as the tenants are there, or does it need signing annually?

If you have a copy of the lease, use that & generate a new one in your tenants name. You should make sure that your remaining tenant can manage the rent on one income.

This is the bit I'm not sure about. She's waiting to hear about rent supplement.
