Moving to Portmanock in the summer, first impresisons are good but i'd really appreciate any of your reflections on the area, what it's like, good points, things to do in the area.
 
Pardon the question, where have you bought (don't need the number, just the development!)?

Good points
  • DART-if you live near enough to walk to the station.
  • DART service is improving all the time
  • Lovely beach.
  • Leisure centre.
  • Good Chinese takeaways and chipper
  • Convenient to Malahide (Going out, eating out), Swords (The Pavilions), Howth (eating out), Clare Hall (Tesco), Sutton (Superquinn), Darndale (Lidl)
  • Convenient to M1/M50 and airport
  • Still has somewhat of a country feel
  • Convenient to a lot of golf courses (public and expensive clubs)
Bad points
  • Getting parking at the DART station (if you attempt to park in our development you will be clamped)
  • Pretty crappy village, drab and no good restaurants or pubs
  • New station at Grange Road will make DART a nightmare again
  • Noise form planes can be bad
  • Seemingly high level of crime/vandalism in new developments near the station
  • Major residential development in next few years
Hope this helps. I live in Portmarnock myself (for around 18 months now), so will be happy to answer any further questions. I am fairly happy there, no desire to move elsewhere.
 
Thanks CCOVICH, i've bought in the Kilns...so the proximity to the DART is great and I have NO intention of driving to work as I work by Connolly station. Have to say I was pretty non-plussed by Portmarnock village alright but Malahide was lovely. Not too bothered about that. my only mild concerns were the planes (but lived in west London for nine years so fairly used to it) and the build up of traffic. Is the vandalism bad near the station? There may or may not be a gate at the development. Overall I'm pretty happy with the area, still feels like you're well out of the city.
 
Have you read the existing thread on The Kilns? Plenty of info on the gates issue.

Yeah, I've seen the Kilns thread - I just hope it doesn't become one of those developments where your neighbours eye you up and down suspiciously as you walk through the gate - the paranoia about strangers can be a bit too much sometimes in gated communities. Portmarnock and its wider area just seems very relaxed and I'm sure I'll enjoy it. Is it in your view an area that will hold/increase value? You mentioned upcoming building developments....
 
We eye people coming in and out because our car park is abused by commuters using it as an overflow for the DART station car park.

Also, at the weekend I reported 3 scumbags for entering our car park for no good reason. The Gardai stopped them at the DART station, and surprise surprise 2 of the 3 had criminal records.

There have been a quite a few car related crimes, thankfully no attacks on property or persons.

There is a need for gates, as I am sure you will agree after a few months onsite. No harm to have suspicious neighbours-the 'don't care' crowd are worse.

On property increasing/holding value, I really don't know. We bought on the basis we were happy live in the place we bought without worrying too much about the value later on. When and if we trade up we will likely stay within the area, so if our property increases by 20%, it's likely that surrounding properties will do the same...........

The Kilns does appear to be a 'quality' development.
 
I was born and bred in Portmarnock and it was a great place to be a kid, the lack of a proper village (there used to be only about 4 retail units in total) possibly helped as it meant as kids we didn't have a central area to hang around. The access to the beach on one side and the farmers land on the other was much better, a real swim in the sea, swing from a tree, catch fish and eat blackberries/crab apples all on the one day existence. While things change, and always will, I'm disappointed with the type of development on station road. Villages like Portmarnock should be for families raising kids or for retirees. Small space townhouses and apartments purely for commuters shouldn't be built in such quantities, higher density development in city centres is needed. This would reduce the pressure on transport infrastructure and would allow those who wish to live closer to the city to work and socialise to do so. It would also allow those who wish to move out to the suburbs to raise a family or enjoy village life to have a better choice and quality of home to pick from. Its great to live in areas like Portmarnock but one of the things that made it great was interacting with your neighbours and your kids being able to play outside in safety.

Have to say I am delighted with the area.

CCOVICH has pointed out most of the pros and cons associated, and I for one feel the pros far outweigh the cons! Nothing like hitting the beach for a quick morning run if you're feeling a bit sluggish.

The plans can be annoying, but inside the apartment the chances of you hearing them given a week or two living there are next to nil. The 'pseudo' country living feel, while still being so close to the dart/city centre/m50 etc makes it a great compromise between the two.

The village itself is still very sleepy, but given the increased numbers around the area I'm sure it'll start developing soon enough. Little things like having the 24 hour Tesco so close really does help to make you happy there. The local off licence is a real gem, providing a great choice and very helpful staff. One weekend staring at the ducks holding up the traffic and you'll defiantly be calling the place home.

It does have bad points, like anywhere else. I find the Nitelink spin through Malahide to get home one of my pet hates, but again, the good far outweighs the bad IMHO. If I were that worried I could always shovel some friends into a cab for pretty much the same price.

Again, I've been living there for about 18 months so the honeymoon period has long since vanished and I'm still enjoying it there as much as anywhere in the country.

I don't agree that a car is an essential for everyone in Station Road, unless you are infirm or have very young children. I moved there more than two years ago, don't have car and don't find it a problem. 20 minutes into centre of town or 4 minutes to Malahide by DART, great beach within easy walking/cycling distance, excellent wine shop on Station Road. Agree that local shops aren't great but Malahide is just a few minutes by DART and anyway they will probably improve with population influx etc. Much healthier to walk/cycle anyway, I would have thought.
 
I'd say you're in a minority there but that's fine!

I do over 500 kms a week without leaving Dublin so a car is a must and I can't wait until my apartment is ready so I can move out!!

I live in Portmarnock as well. I think tis a great spot for bringing up a family and things like that (if walking distance to schools). But living in an apartment in Station Road wouldn't appeal to me at all. Would much rather to be closer to things and closer to the city if I was young and worked in the city. The Dart is a pain, as it's just getting busier and busier. Also the absolute necessity of owning a car in that location is a negative in my eyes. The beach is a nice thing, but to be honest it's probably over-rated as an attraction, unless you enjoy driving down, parking there, and going for a powerwalk in the rain ;)
Also the village is crap. It really is, and there's no good reason for it being so bad. Also the pub in the village is for old-folks. You have to travel to Malahide to get to a proper pub, and the only nightclub is Tomangos which grows old fairly quick (although its recent renovation is quite decent).

Portmarnock is a beautiful spot I must admit, but it's for families. And if I had a family I'd prefer to be closer to fields and schools (more central in portmarnock), and preferably live in a house(I know there is some duplexes)...

Have to take issue with a lot of what you said, Sid.

The Dart may be a pain but its sure as hell a lot better than any other mode of transport into town. As someone pointed out its quicker into town than it is from Blackrock. Now if you are living off the train line, darting from Portmarnock is a dream commute. Just think of somewhere like Lucan, which is closer to the CC than Portmarnock, but probably takes twice as long to get in and out! You could list other places a bit from CC like Rathfarnham where the result is the same. Also, people living in "new" Portmarnock have the luxury and great advantage of just a few minutes walk to the station.

The comment about the beach being only good "for going for a power walk in the rain" is very weak. The beach is a gem of a local amenity and is widely used, yes by youngish station road types, even in the "off-season". To dismiss its value for youngish people is about as credible as me trying to argue that the village is great!

As for "having" to go to Malahide to get some action (pubs, cafes etc), well big deal! A mere 5 minutes journey by whichever means you choose (car, bus, train, taxi) and you've landed in a lively, happening place....while the Portmarnock village is a let-down for the going-out types, I would suggest that the proximity to Malahide more than makes up for it.
 
i've lived in portmarnock all my life and im moving to swords soon only because i cant afford portmarnock, if i could i would honestly choose no other place. its great, theres nothing like living in the sea, and yeh, theres no great restaraunts, but malahide is 8 euro in a taxi and its one of the nicest villages. i dont know of anyone who doesnt like portmarnock. nice place to have a drink in the afternoon is the sands, lovely views of the beach, although in the summer you do have alot of people coming out which usually causes hassel.
 
Cannonball, are you talking about Blackrock in South Co. Dublin?? It's 4 or 5 dart stops away from town. Portmarnock has to be a longer journey. I have a sister who lives in Portmarnock and when I go out there, the journey is endless!! I do agree that it's a lovely place and the beach is absolutely great!
