Moving house again

ok we used to live in limerick in shannonvale, old cratloe road bought the house in Oct 2006 and sold there in May 2008 and we got our new house in Dromina just outside charleville reason being im based in cork for work and my partner is based in limerick.

we bought the house for 305,000 builders finish and have since put in at least 35,000 since we moved in.Now my partner is unhappy here she tought she would have settled by now but "hates the place and regrets ever leaving shannonvale" so its looking likely we will have to sell up and move back towards Limerick maybe this time on the raheen or castletroy side so i can link onto the dual carraige way to get to cork.should we be putting our house up now and how much less should we expect?also we are still in a fixed 2 year mortgage with kcb ,will we get hit we a huge break out for moving house or could something be arranged if we were getting a mortgage for the new house off them?we have a mortgage of 280,000 left on this house, so we would need to be getting around 300,000 i would think so we would have a deposit for a new house we had a quick look at a few houses on daft and around 260-270 were the prices,are banks giving out 92% mortgages or have they reduced that again?thanks for any tips or advice
