It's very hard to keep these updated - so do check their accuracy before making a decision.
I have tried to get a balance between keeping it simple and including every deal.
If there is a Good Buy that I have excluded, please let me know.

KBC variable rate is 3.05% for 61-80% LTV. That's not included in the above.

Thanks - updated. I hadnt' put in every rate as the tables were unwieldy. But now as it's broken down into three tables I can include more.

KBC 10 year fixed rate is 2.99% for 61-80% LTV. That's not included in the above.

Your 2.30% for Ulster Bank in 2 Year fixed 80% is on the condition that they don't exceed 3.5 LTI. If they do exceed this, the rate is 2.45%.

I have to strike a balance between simplicity and comprehensiveness. I can't cater for every exception.

There are other rates cheaper than the <90% LTV across various lenders for those with LTV of 61-80% but I understand you cannot list everything.

It might be useful to have all the variable mortgages with cashback offers (particularly percentage cashbacks) included for those who want to do multiple switches such as PTSB and BOI.

If multiple cashbacks are the motivation, the interest rate doesn't come into it at all.

The tables are complex enough to come up with and maintain, without bringing really really bad rates into a 'best buys' table.
 
With KBC closing is it possible to switch your mortgage to another provider of your choice?

In general yes but the answer will depend on your specific financial position.
