"From 1 January 2009, the rate of tax relief for first time buyers will be increased from 20% to 25% in years 1 and 2 of the mortgage"

Thus the maximum TRS for a single person has gone from €166 per month to €208 pm, for a married couple it has risen from €333 to €416 per month.


"and to 22.5% in years 3, 4 and 5"

Thus the maximum TRS for a single person has gone from €166 per month to €187pm, for a married couple it has risen from €333 to €375 per month.

"This change will benefit first-time buyers who purchased since 1 January 2005. The rate for years 6 and 7 will remain at 20%. First time buyers relief ends after year 7
To fund this change, the relief for non-first time buyers will be reduced from 20% to 15%"

i.e maximum of €37.50 per month from €50 per month.

Is there any kind of relief after year 7?

15% of interest up to a maximum of 3k interest per year.

Here's another question I had, posted it in the Taxation forum but maybe this is a better place for it:


As a single person FTB I will be entitled to 25% of the first 10k interest, or about 208 euro per month initially.

If I buy a house as a FTB, and then at some point marry someone who is not a FTB and already used up their 7 years of FTB status for TRS, how is our TRS calculated?

Are we jointly assessed as FTB's and pull 416 euro per month (25% of 20000 pa)?

Or is it my 208 (25% of 10000) + her 37 (15% of 3000) giving a total TRS between us of 245 euro per month?

Who do you inform of your marital status change, etc., to benefit from the new status , whether it be a change to 416 a month or 245 a month?
Would I need to put my new wife's name on the mortgage/deeds in order to qualify, or how does it work?

You would need to inform revenue and complete a TRS1 form.
As it's tax relief on the mortgage your wife will need to be on the mortgage to avail of it.
 
Wife does not need to be on mortgage according to more recent posts on this matter.
 
Can I just ask this question because my situation is a bit different. I m married but with one income, how much TRS will I be entitled to. At the moment I think Im getting about €185 or thereabout monthly. I am a First time buyer and mortgage is only one year this month.

It depends on the amount of interest you are paying on the mortgage.
How much is your outstanding mortgage and what is your interest rate?
 
Using ECB at 3.75 (i.e before the last cut) you would be on a rate of 4.85%.
Interest only 192000 x 4.85% = €9312 x 20% = €186

Looks like the TRS is correct.
 
the interest on my mortgage for 2009 is roughly about 12000 euro i bought wit a friend this year is our trs calculated as follows
1st buyer:
10000x25%/100=2500/12=208.33
2nd buyer
10000x25%/100=2500/12=208.33 monthly relief 416.66 euro

OR
1st buyer:
6000x25%/100=1500/12=125
2nd buyer:
6000x25%/100=1500/12=125 monthly relief 300 euro
 
(12000 x 25%) / 12 = €250pm so €125 each (assuming you bought as First Time Buyers last year)
 
but isnt it capped at 10000 for a single person,20000 for a couple. i bought wit a friend so are we being assesed as single
 
what im asking i suppose it it calculated on the basis of the interest you pay that year? eg for a couple estimated to pay 12000 interest is it calculated at 12000x25/100 or 20000x25/100 since 20000 is what their interest relief is capped at.
