i have a mortgage with UB which is almost a year old. this is a variable rate mortgage. to date i have received no notices from the bank informing me of any interest rate increase to the account (there has been about 6) - something which they promised to do in my mortgage offer. i have also never received a statement to date from the bank. i callled the bank a month and half ago and they said the address they held for me didnt include the full description, i.e. they didnt have the street address in my estate, but the letters had been going out anyway. on a different level this is a bit worrying as someone else may be getting the letters and this is sensitive info!! anyway, when i called the bank that time they said i had to write to them confirming my address. sent them a registered letter. to date i have still received nothing. i called them yesterday and they said someting about getting on to the customer services, blah, blah, blah. sounds like bull to me. i am starting to get annoyed with them at this stage. the interest rate has changed from 3.9 to 5.49% and they never told me, although i admit it is always on the news when ot happens. has anyone any suggestions as to what i should do with the bank?
 
Having to deal with Ulster Bank on a daily basis has without doubt increased my blood pressure and decreased my hairline.

I have a client remortgaging with them at the moment and waited 5 weeks for loan offer.

Ulster have "gone missing".

They are without question to slowest bank to deal with and if i had a mortgage with them, I'd switch to a reliable lender offering a better rate. PSTB are the easiest to deal with and you never get answers like "someone will be in touch" or any other bs.

If you have any reason to remortgage I'd go or it and get as far away from Ulster Bank as possible.

If you have problems such as these with financial institutions (e.g. terms & conditions of the loan agreement promising statements and notifications of rate changes that are not delivered) then make a formal complaint in writing to the institution. If you don't get a satisfactory response then take the compaint to the [broken link removed].
 
I have a mortgage with UB as well and I have been receiving these letters and also annual statements of the interest paid. I have never had any problems with the mortgage account but I have definitely lost years of my life trying to deal with them re my business accounts. Absolute worst customer service I've come across.

Anyway, you say you are 'almost' a year into your mortgage, therefore you may not be eligible to receive any statement of the account as yet. I believe they are only issued annually. As for your notices of rate increases, have there been any increases since you sent the registered letter confirming your address?
 
Just a word to the wise on UB and interest statements - don't assume the the new rate is correct - check it!
I went through six months of head banging trying to get a rebate on an overcharged mortgage. I only noticed it was wrong by checking on their website against the rate I should have been paying. Finally received a rebate of euro 600 or so but still believe I was done over....

HOw can they not have your address given they have the deeds of your house? I am with UB as well - agree they took an age to make a decision as I was hassling them everyday at the time they said mine was one of the quicker ones. I get a statement every year and do get a lovely letter about another increase every couple of months :(
 
i am living in the house myself. to clarify what the told me is that they dont have the street address of my house in the estate. all they have is the actual estate name. i dont know what detaisl they have on the deeds.
 
2 things - Go to your local post office and query whether they have these letters as undeliverable. Secondly write a letter to your UB branch addressed to the manager and tell him your complaints (phone people are just trained on how to get rid of you). He will gladly pass this on to the relative customer services. UB send an annual statement at the end of the calender year so you should have got one in January/Febuary last and the same time next year.
