Hi,

I am planning to move house as the perfect house has come on the market and I plan to make a bid .

My current mortgage is €178,500 remaining (tracker ecb+0.8) . approx18 years left
I have an offer on my property of €180,000 so neg equity.

The house I am after is on the market for €295000 (open to offers).

I calculate (with savings) to need a mortgage of €180,000 and want to keep it similar to my current mortgage, so would like to borrow that over 20years... giving up the tracker will be painful but .

So my question is ...

Who would be competitive mortgage for €180k over 20years ?

Just a thought op, who is your current mortgage with? Ulster Bank will allow you to carry the tracker and get a top-up at their standard variable rate.

I wish my tracker was with UB but unfortunatly it's with PTSB .

Suppose there is no point even asking them :(
 
I'd certainly ask - they may let you have some of the benefit they get from getting a cheap tracker off their books - especially if you tell them it would influence whether you sell or not.

There are a number of threads on here about what sort of discount to look for - do up your figures and approach them with a "I may sell if you accept this amount as full and final settlement without it affecting my credit rating" type attitude. Even if they say no you've lost nothing and can still sell if you want.
 
I called today and asked what my options were and what rates would be available to me if I moved and borrowed a similar amount to what I owe on my tracker.

I got an interesting answer . They said (even though I didn't ask) that I couldn't keep my tracker rate yet if I move house.
I asked what he meant by "yet" and he said that there may be some changes and options in the future, but not confirmed yet.
I got a feeling the guy was trying to tell me something . I am no idiot and don't usually pick up on things that are not there, but I got a distinct feeling PTSB might offer a similar tracker move product similar to EB.

Anyone on here work for or know any info on PTSB ?
