What is the likelyhood of getting a 40% to 50% mortgage on a wooden property?

Do mortgage lenders take any other factors into consideration say the amount of land?
 
Timber framed constructions wouldn't qualify with most lenders. You'd want to get a personal loan or release equity from another property.
