Hi all,
I intend buying a property with my partner,He has a permanent job and earn 23k/ann but with overtime rises to 28k,I 'm on two jobs and I earn about £10k/ann(based in newry) this is permanent and I've completed my probational period, but on the 2nd job I earn 24k/ann with overtime rises to 32k/ann,this job is permanent but I've not completed myprobational period on this job, based on my situation, will I be qualify for mortgage knowing fully well that I must be in permanent full time job and should 've completed my probation period?will my case be accepted though I earn less on the job that I 've completed my probation, please advice!

Hi,

It really depends on the bank but I have seen cases where the bank will accept letter from your employer saying when you started there, when your probationary period is over and that they do expect you to successfully complete it. The bank is really just trying to get an overall picture of you and how financially stable you are. If you were in permanent employment prior to this new job then tell them. Best of luck. I hope this helps.

The lender usually requires your probationary period to be complete and for you to have a permanent position. However as almost always there are exceptions to the rule. Are you a professional? If so, are you working in a similar role with similar income to a previous role? Is it reasonable to assume you are able to easily gain employment in a similar role for similar income should your current job come to an end?

Bear in mind when you mention overtime that the lender may not take any more than 50% (guaranteed) overtime into account.

You should talk to a broker to get an idea of what you could realistically hope to borrow.
