Mortgage Interest Relief - resident

This may seem like a stupid question. I couldn't find it on the forum, apologies if it has already been dealt with.

To apply for mortgage interest relief do you need to be living in the house ? Can you get relief on an investment property ?

Reason I ask is I live overseas but am considering buying a house in Ireland (with the intention of moving into it in a couple of years). Do I need to be tax resident in Ireland to get mortgage interest relief ? Everything I have read says that the relief is applied at source, so presuming I can get a mortgage does it matter that I don't pay tax in Ireland and do not live in the house ?

thanks :)

Not owner occupier mortgage interest tax relief at source (aka "TRS") but you can offset interest on loans used to purchase/renovate an investment property against rental income when doing your rental income tax return.

Yes - you would not qualify as you would not be an owner occupier.
