Mortgage Interest Relief clarification

Hi Folks,

I've tried searching for this on revenue.ie and on previous posts on this site but can't find a definitive answer to this:

Girlfriend bought a property 4 years ago. She availed of mortgage interest relief for 3 years and then sold the property 1 year ago. We have rented for the last year.

We are now buying a property together (I have never owned a property).

I know we are not considered 1st Time Buyers with regard to Stamp Duty but in terms of Mortgage Interst Relief are we entitled to claim:

a) 4 years for her, 7 years for me (hopefully this is the one!)
b) 3 years for her, 7 years for me
c) 3 years for her, 3 years for me
d) 4 years for her, 4 years for me

i.e. will the year we rented still be counted as one of her 7 years and do my 7 years start from when she bought her original property or from when we buy the new property?

I actually rang Revenue myself. After being bounced around between some very uninterested people, I ended up talking to one helpful lady who confirmed it is b).

i.e. the year my girlfriend wasn't paying a mortgage still counts as one of her 7 years (a bit unfair if you ask me) and my 7 years start from when we start paying a mortgage on the new property.

As an aside, she also told me it's not actually 7 years but 6 years plus the remainder of the current tax year.

Can anyone advise me how much mortage interst relief I would get per month on a €400,000 mortgage? How much mone would be debited to my mortgage a/c?

I am single and not a 1st time buyer - I bought an investment property to get on the ladder a few years back.
