Very unlikely a lender would take this into consideration for mortgage affordability.

If its any help PTSB gave me a 255k mortgage over 20 years 1 month before my 50th birthday 2 years ago. All they asked me was if I had a pension with my job, they didn't actually ask for any more information on that.
