Mortgage as a couple

Hi,
My wife purchased a house (in her own name, mortgage etc) before we got married and we currently live in that house.
We are possibly looking to see the house and move into another house a bit out from where we are now.
After the mortgage is paid off etc, we estimate we would need between 90 another 140K Loan/Mortgage to buy the other place.
We currently have 145K outstanding on a tracker with PTSB so the mortgage would be similiar to what we have already (outside of the fact that the interest rate would be much higher)

Would she be able to get this mortgage "off her own bat" so to speak, without requiring my assistance to get it?
(I would have poor enough credit rating from a past issue - nothing too major , while hers would be classed as outstanding)

We both work in state stable jobs and have had no issues paying off the existing mortgage.
 
I was previously looking to buy a house before I got married but I was advised by the mortgage advisor and solicitor that the mortgage offer was only valid before the marriage date because it was not possible to get a mortgage in one persons name after marriage. I believe this is because the spouse would have rights to the property.

Im not sure that logic makes much sense though - but I am wrong based on your experience.
 
Practically all banks insist on the mortgage on the family home being in joint names if married.
 
Yes. No lender will approve a PDH loan in the name of one party where that party is married.
