monitoring builders work

as per my previous posts, I am looking at building an extension, and have a friend who is an architect who has offered to do the planning drawing for me at a reasonable cost, and am now thinking of using him to do this, I have met with some builders so have an idea as to which ones seem reasonable, but am in a quandary as to whether it is a large risk having someone do the drawings and then leave the builder to his own devices, or should we look at getting someone to check the builders work and sign off certs of compliance/completion etc. We would like this route for safety reasons etc.

If we were going to get my friend to do the planning stage, would an architect/engineer takeon the monitoring part, or would they not want it because tehy were not involved in the planning. Quotes I have for planning range from 2.5k to 5% of the build whereas I can get it done for less than 1.5k, but am wondering how to approach the build specification stage, checking the build and the finalisation and sign off.

Any ideas/suggestions/previous experiences of what route to take.

Thanks and merry christmas one and all, this site is a live saver, and I have learnt a lot.

Your friend will know engineers/architects who will monitor and sign off the building for you. My position is exactly that.

Your friend should also give you the names of reputable builders.

Good luck with it. Hope you don't need PP - I'm stuck in the FI (further information) requested process!

Hi Cloughy

Architects usually provide a supervisory role on behlaf of there clients as they are essentially the project managers (if hired in that capacity).

They also have there own very active internet forum here

Like Marion said, your friend the architect will have a stack of people who could inspect the work and sign off on it.

Cheers
