mention maintenance fee when selling?

I'm writing a daft ad for an apartment and wondering should we put the maintenance fee in the description?
 
In due course the purchasers solicitor will be asking about it anyway. What do other ads say?
 
I would leave it out and discuss it when speaking to people in person. It is a negative that is easier to talk about than to let people read it and stew on the figures.
 
I think I'd leave it out and discuss with interested viewers in person. If it's an apartment for sale people will know that there is a maintainence fee involved. At least if they come out to see the place they can see what they are paying for rather than just the cost figure on a web-site.
 
I would leave it out to be honest and discuss it when questioned about it. As someone already stated-solicitors ALWAYS find it out for their client anyway. One thing you might like find out before any potential viewing is what sinking fund is like-basically whats in the kitty. Recently we sold our apartment that had a very healthy sinking fund-this was attractive to the people viewing.

Why not go the whole hog and not mention the price of the apartment!

Do houses quote bin fees, buildings insurance costs etc in their ads?

They items amount to a large % of maintenance fees and would have to be paid in any dwelling regardless - so I dont see why you should specifically draw attention to it here.

- It will be disclosed prior to completion by solicitors anyway as mentioned above - Your daft ad is marketing pure and simple - getting them in the door is the hardest part, so do not add obsticals at the first hurdle

Thanks, seems leaving it out is the way to go, when we bought we were sale agreed and had our solicitor tell us about it :eek:
Thanks for the tip on the sinking fund, I think ours is quite large too so should help ease the pain.
