measuring house

How do you know if a house is more than 100m2 ? How do you measure that? It is a 2 bed room semi detached house if that helps. Would it be in the plans if one looked at the planning office and if so where in the plans?Thanks

if its a regular rectangular house, measure internally from external wall to external wall. Usually you should be able to open the kitchen / hall door and measure from front to back... then open living room door to measure from side wall to party wall...

again, this assumes a regular shape and layout.

OK thanks, it is rectangular but not sure if regular because the back door is not straight in front of the front if you know what i mean.also what about upstairs or does that not matter?

Doors alignment doesn't matter - hust measure from front door on through kitchen door to the back wall - once it is a straight line.
Basically you are measuring from inside of front wall of house to inside of back - and inside of side wall to inside of opposite side.
Multiply the 2 together to give downstairs area and double it again to get donwstairs & upstairs total.

Once you have the measurements to the first floor, if it's a rectangle, and fairly standard, then the second floor should be the same? Otherwise, you'll have to do the same on the second floor. Or it might be easier to measure how much of a 'cutout' there would be from the first floor measurement.

Also, in syd's directions, make sure you measure any front or back porch or extension separately, then add it to the main building.

If it's two bedroom it's probably not more than 100m2. Unless it's got really big rooms.
