What are the guidelines regarding the max floor area (Size) allowable on 0.5 acre in the country.

I'm unable to find this info.

In Galway if it makes a difference

Thanks

There aren't any guidelines - what looks right on site, based on houses in the vicinity.

Bungelow, dormer, 2 storey? What type of house do you want. 0.5 acre would get you a decent size but as superman said it would need to be similar to the neighbouring houses

Its not so much the max floor area that will determine the size of your site on 1/2 acre. what will determine it is the distance of septic tanks and percolation areas along with the predetermined distance you have to keep back from the road! If you draw a scale sketch of the site and draw up the 20M from the middle of the road, that will give you the front line of your house at its limits. And then off one side of the dwelling you will have to be 15m from septic tank this will give you the area you can build the house in, and after that its up to you really!

In the original Development plan for Galway, a 0.5 acre site was restricted to 2000 sq ft. Not sure if this plan has been changed.

Looking at a 2500 sq ft two storey. In keeping with other houses in area.

I think the guidelines are 2500 but cant find it anywhere

Check out page 90, DCStandard 16 of the Development Plan for Galway. [broken link removed]

The Minimum site size is 1/2 acre for a 200m2 house. Foe house sizes greater than 200m2 site size shall be increased by 10m2 for each m2 of house area
