Married couple need to have join a/c mortgage??

I am married and would like to buy our first house.
Both of my husband and I work. However, I would like to have buy the first house myself. Can I apply for a mortgage myself?? Or, it has to be an join account? Thanks.
 
AFAIK - There is no reason that you cannot apply for a mortgage on your own, however only your financial details will be take into consideration and it will be you alone who has responsibility for paying it and will outrightly own it.

Regarding FTB status - see finfacts dot ie/fincentre/firsttime.htm - I do think that if your husband has used his FTBer status and you have not - it mightn't be allowed (FTB that is) as he would have an "interest".

Why?

Stamp duty? Lack of trust?

If its to be a "family home", lenders will require both spouses on the title. This is because if an issue arises with ability to repay, a non owning spouse cannot hide behind the Family Home Protection Act. ( I didn't know, it's my family home, etc.,etc)

Maybe the husband has a bad credit history and this could be held against his wife so she would rather buy herself?
 
Thanks for all the reply. It is not lack of trust in this case. I am able to pay for this mortgage myself with my own salary and it is cheaper to have mortgage protection if the mortgage is under my name. I am much younger than my husband and I am not a smoker. I don't know this family law is protecting me or it makes us to pay more!?!
 
Just one other point on this OP, while you may purchase the house and hold it in your sole name if you live there with your husband it will be a family home and will be considered an asset of you and your husband in the event that you separate in the future.
 

Is this true even if he is not contributing to the mortgage?
 

If your husband is over 50 and you can qualify for the mortgage on your own, you can ask if your lender will waive the requirement for life cover on him, even though the mortgage and house would be in joint names. They're not obliged to but they have discretion to, if they want.
