Map of Property outlined doesnt match property, Help?

Currently in the process of final stages of buying our first home.

Recevied letter from solicitor enclosing a map of the estate with our house marked on it. However it doesnt match the property we're buying.

There is 9 houses marked out on the map, but there is 12 in the row on the estate. Our house is 9th from the beginning of the road, 4th from the bottom of the road.

The map reads like this, this is the map from the land registry that came in the folio.

l293l292l291l290l l289l288l287l286l285l - I dont know what these numbers are for. Not the house no's.

The actual road of the estate is like this

As you see there are a row of six semi detached house, but thats not whats on the map.

On the map it states our house is 8th from the top of the road and 2nd from the bottom.

Solicitor has instructed us to engage an engineer to call out and confirm whether or not its the right house.

Its a second hand home, house built in 1999, we're buying off the first owners.

I dont understand how the current owners purchased the hosue from teh developers with noticing this.

Can anyone shed some light on this please because we must drawn down the mortgage next Thursday because under banks new critea we wouldnt qualify for another mortgage as both myself and my partner dont earn 80k between us.

How many of these queries (which are for your solicitor) have you raised with your solicitor?

They have the title documentation, the planning documentation etc.

Perhaps some newer houses were built in the meantime?

This is the only query I have, everything else is fine. I feel that the solicitor is putting the onus on me to sort this out.

Just looking there, there is a gap between 290 and 289, if there was a house in there then it would mean that our house is also 9th from the road according to the map.
 
The onus is on you, with the aid of the engineer, to confirm that the map conforms with the reality on the ground.

Thanks very much, am just back from the engineers office, owe my manager one for that, they said that the map that the solicitor is using is useless, tehy have to get an O.S. map and then go out and look at the property.

They are wrong. An OS map will tell them nothing about ownership which is what your solicitor is concerned with. Sounds like your engineer isnt used to checking land registry boundaries. They might require an OS map along with an original land registry map in order to check one against the other but that's all.

Thanks for your input. I am going to speak to the current owner this evening and ask him what is going on here.

I still cant find the answer to this question, how does one check the land registry map against the property.
 
Hi there,

this exact problem happened to me when I was selling my apartment last year. The map for my property did not have my property (or even my road) on it. The solicitor we used at the time of purchase had failed to check this properly (among other things that I won't go into). To cut a long story short, my new solicitor had to obtain the correct map from the builders (of my apartment) solicitor. They were extremely unhelpful but after much begging we obtained the correct map after about 3 weeks. It could have been sorted in a much quicker time frame than that.

walk the land, take measurements.
 
I just wanted to thank those who replied.

Engineer has signed off stating that the property is perfect location in regards to the title map, and put in his report to the solicitors about the houses missing on the map.

They had to order a proper map and super impose it onto OS Map and then measure the boundaries.
