management company won't fix external leak to flat

My management company won't fix an external leak to my flat as it is not classed as priority even though the water pours in when it rains. Should I go to a solicitor? I've tried to be patient but it got me nowhere

Are you up to date with your Management fees for your own Apartment.
 
You need to insist that the leak is fixed. It is the sole responsibility of the Man. Co. to do this work,as its a common area problem. Ask to see a copy of the Block Policy, ( i hope they can show it ). Failing that they can repair same from the sinking fund, and if there is no money in this, then its a cash call from all the other owners to cover the costs. Talk to your lawyer then if all the other moves fail, or maybe tell them you are calling Joe Duffy. Be very adamant with them , and also remind them that your Apt. is damaged and you will be looking for compensation to do it up. Best of luck.
 
seems like great advice above.. it does seem very clear, if water is pouring in when it rains through a common roof then it is most urgent and needs to be repaired within days not weeks.

I don't know the ins and outs of it but it would seem quite reasonable that you'd be compensated for damage to your apartment, but you would need proof, i.e photos... but water can be hard to photograph, so maybe short videos.

Is the water leaking down a wall or dripping from a flat or angled surface? Is it puddling somewhere? Are buckets used, (which would be mad)?
