Management Company or Letting Agent - who is responsible

Just wondering if anyone knows where the responsibilty lies when it comes to some issues in a rented apartment.

We went through a letting Agent to rent the place, who is contracted by the developer. It was a brand new apartment with some teething problems (immersion/alarm/heating) that were all eventually dealt with through the Agent. She did say to us that she only had to deal with problems INSIDE the apartment and for everything else it was the Management Company. This was our first time renting so we didnt query this.

We were just wondering because we don't pay the Management fee, the owner does, is it not the letting Agent we would contact when we have problems outside the apartment as she is employed by the owner to look after it?

A relative is in the same position for another developement ( looks after lets ) and she told me any issues her tenants have outside the apartment would come to her and she would refer the issues on to the Mgmt Co as she works for the developers who have a contract with the Mgmt Co, there is no contract between the tenants and the Mgmt Co.

Last year when we were chasing the Agent to get work finished in the apartment we had emailed her our concerns and mentioned the front communal door was broken and a major security risk. We were broken into a couple of months later, but was told the responsibilty was not with her it was with the Mgmt Co as it was not our own front door

If anyone can give me an idea of who is responsible it would be great, the door is not locking again which means the appartment block is open to whoever wants to walk in and I need to know for definate who to chase, Thanks a Mill

The only contract the OP has is with the letting agent / landlord. All issues must be directed to the letting agent, who in this case, does not seem to be aware of his/her responsibilities.

For problems within the apartment, the letting agent fixes them; for issues the tenant has with common areas in the building / complex, the letting agent refers them to the managing agent. For disputes between the letting agent/landlord and the tenant, either party refers the dispute to the PRTB.
 
Thanks for the replies, I reckon going forward I'll go directly to the Mgmt Co. until someone tells me not too!
