Malaysia: any opinions on purchasing property in KL?

Anyone have any opinions on purchasing property in KL at the minute. Being offered a 2 bed new build for about 60K GBP for what seems like quite a high std finish.

I've spent 3 weeks looking around in KL, and truth is you should go on the spot. I've seen the most amazing projects on brochure, but when I saw them for real the finishings were really awful.
In KLCC, not only location is important but also the view.
As you can understand, a flat looking to the Petronas towers is a better investment than one overlooking the slums.

And last but not least, I've just finished to write a report about SE Asia for one of our clients, and it's a quite nervous region for the moment (religion and politics).

What about Singapore? Over the last number of months, it has been tipped as a buy area for property, by many private equity funds and firms. Similar to Japan, I think it took a bruising during the Tiger economy days and later Asian crisis. Although still relatively expensive, it is tipped to have a big upside. Any report on this UrbanDev within your finding? Has the decline in the Yen carry trade eroded any prospects?

Singapore is quite a different story than KL. As you mentioned, we're not talking about the same step-in prices. But if the region stays stable, Singapore is a very good place to invest:

Thanks UrbanDev! Will have a look at. Always had the impression KL bit of a dog and these internet presentations encouraging people to invest where to good to be true, in terms of the type of finish being recommended etc (so high standard etc). Good to know the flip side through AAM. Also as you say, near to the Tower some grotty areas.

Also UrbanDev curious to know about Ho Chi Minh City, I do not know much about Vietnam except their stock index is up 80% YTD, and my brother who is an ex-pat has a company apartment here, as well as HK and Shanghai. But he prefers HCM City because it’s much westernised and loads of ex-pats are based here. Any view out of curiosity, or is it a bit of a dog like KL?

Just spent a month in Vietnam, HCM is great city, probably better investment than Hanoi as more commercial. The problem is that foreigners cannot buy in vietnam, i think even through a company you need a vietnamese partner.

Vietnam is quite complicated matter. There's a new investment law (from summer 2006).

HK is still one of my favourite cities in the world (maybe not to live fulltime, but I really like this incredible city buzz for a few weeks).
When I worked there 10 years ago, I lived in a 130 sqm apartment on Causeway Bay, with one of the most amazing views.
One moment the apartment came on the market for 150K $. I'm still regretting to not have bought it at the time, because now it must be worth a fortune...

Urban Dev - I personally like these open and trasparent markets esp Singapore - I for one can not understand persons buying in Bulgaria, Romania, Dubai and all these other hyped up markets which IMHO have no real substance other than, things will improve.

Re you post, I have a brother who owned 2 of these types of HK apartments, bought around the same time you refer - he sold before SARS and is now residing in Perth (don't ask big family).

Anyway have you any idea how to "play" in these markets other than through a REIT, Savilles or some private funds must have some action going on out there. Seems many private equity firms have moved out of the US and mature Euro property markets to seek out immediate good returns in the East. The sun always rises there and looks like a lot of money is starting the day there too.

Unfortunately, I don't know how to 'play' in these markets. I did a lot of research before going to KL, but it's a very 'nervous' market and even if I had a very good, independent agent who showed us around, I didnt 'feel it'.

From an investment point of view KLCC and Mont Kiara (the expat neighbourhood) seem quite safe bets; if you pay attention that the location & view are nice + the finishings ok (sometimes I could not believe my eyes: I've seen superdeluxe apartments with slum finishes).

Concerning the other Asia markets: I've a lot of general 'subculture' background (our company works on youth & music platforms, also for the Asia markets), but I don't have the legal, business or statistic backgrounds for real estate over there.

This is the dirth [broken link removed], with one bedroom apts for £85k. Promise the earth moon and stars but finishes and dreams could be different. What's the area like and its price tag (value for money?) - Probably only lousy views on lower levels left. I think it is possible to access the floor plans for vacancies? Or maybe the deal is okay, any opinions?

P.S. Pags deal could be a steal if in a similar location.
 
The price is good compared to other buildings in the Golden Triangle.
