Making an offer new build 3 bed semi-D Donabate still at 2011 prices

Hello,
I am interesting in buying my first house in Donabate, North Co. Dublin.
It's a new build but EA is still asking May 2011 prices.

Given the CSO report yesterday that house prices have dropped 18.3% from March last year what would be a reasonable offer in your opinion?
Asking price in May 2011 and now in 2012 is €249500.

Any advice appreciated.

It all depends on what your budget is and what you feel the house is worth... Is this house on the market over a year? The sellers may feel that there house is worth the extra price and may not be willing to drop the price (hence the advertised price staying same).

What are you willing to pay for the house? Does it tick all the boxes of your ideal home? Have other houses in the area been sold recently, if so what was the guide price?

I am making comparisons to other houses in the same area and think it's over priced so going to pitch my initial offer lower than the asking price.
Yes the house is on the market now for over a year.
It's a new build.
 
I would definitely go lower & even lower than the 18.3% drop in price, it's up to the EA to bring the sellers down to reality if it is overpriced.

Be firm with the EA - set deadlines for response etc...

Based on the number of properties still empty out in Donabate, I wouldn't base the drop on the country wide figures, but more on what others have been doing out there.

Also if the property has been empty for the year, I highly advise you check over for damn damage etc and lower accordingly.
 
If other similar houses on sale in that area are much cheaper why are you asking about this one ?
