We seem to have a major water leak in the hot water pipes, the tank is emptying in 15-20 mins. Ball cock tied up at the moment. No signs of any leaks anywhere( attic or ground floor). I read that a previous user of this site had same problem and I was wondering what the outcome was. Plumber coming in a few days but any info. greatly appreciated.

I had the same problem last year. I called the plumber and he was coming and coming and never came so I sorted it out myself. I had a fair idea where the leak was as there was a damp patch on the floor in the kitchen I had to lift a few tiles and start digging it was a brazed joining in the water pipe from 1/2" down to 1/4". It was copper so I repaired it with qualplex pipe and joiners. You should check your hot press there could be water leaking there. If you used something like the handle of a brush and put one end on the floor over where you think the pipes are and put your ear to the other end there is a good chance you will hear water flowing near where the leak is.

Thanks for that,I will check the hotpress again, problem with this old house is the drop between suspended floors and ground which is over a foot in different rooms.

Found the dreaded leak last night when the house was quiet. Loose or split joint in the burner which had been moved nearer to the house last year for more efficiency. Luckily outside and draining away underground. Thanks for the post Jackswift.
