LTV on Top Up Mortgage

Hi,

Does anyone know of an institution that will exceed the typical 80% LTV on top-up mortgages?

I am looking to fund an extension (circa 120k euro), to an existing property valued at 100k, with an outstanding mortgage of 80k.

Ability to pay back is not an issue, the only stumbling block is the deposit.
 
Just to add, spoke with a QFA, and as our top-up mortgage is actually a whole new separate mortgage, our change from 'First Time Buyer' status brings in the Central Banks' rules on the maximum LTV.
