Hi
I had a 35 year tracked mortgage with Ulster bank from around 2005 never missed or was late with a payment.
When Ulster bank left the market it disappeared. Ulster told me ptsb have it , I call in to them and they don’t have any record of it also tried aib and bof . Haven’t received any correspondence since Ulster left have just saved the payments in an account.
What should I do ???
Presumably you were making the repayments by direct debit up to that? Are you saying that they just unilaterally ceased drawing the direct debit at that stage without any communication from them or any other lender? When did you first notice and query this with them? Was the paying account also with UB and was that also closed/moved at the same time?
Have your DD's been taken or has it totally vanished? It might be you're building up an arrears through no fault of your own. While you have been proactive if I were you I'd be inclined to get a copy of my CCR report. That should help shed light on who has it (or who doesn't).
After that and depending on what you find enjoy being mortgage free!
We don’t have the deeds presume Ulster bank had them .
Direct debit was from a non Ulster back account and it just stopped being taken nothing else changed .
First notice it when Ulster left the market.
it sounds as if Ulster bank never properly transferred it to PTSB, but think they have and have closed it off from their side.
Ulster bank say they transferred it.
Did they inform you in writing
Ask them in writing for confirmation that the transfer occurred enclosing a copy of their letter.
Ask them what they did with your deeds
Ask them via a subject access request for a copy of all information relating to your account.
Ask them for proof of the transfer to ptsb (did ptsb formally acknowledge receipt).
PTSB say they never got it
Ask them to give you a letter saying they have no mortgage or account in your name
Write to them with any or all proof you may get from Ulster bank saying Ulster bank say you have it, this is the proof and can I please give you the mortgage money I have been putting aside.
Depending on who replies or when they reply then keep the other entity informed. If you are able to get a designated contact in either institution it would help. Of course if they spoke to each other it would be more helpful.

Or do you have a statement showing what the balance was?
But when you or your executors try to sell the house, you won't be able to do so because you won't have the deeds and there will be a mortgage showing on the house.
As it could take years to resolve, start now. Official letters to the lender Ulster Bank. If you get no response, go to the Ombudsman.
No point in chasing AIB or ptsb as you have no relationship with them.
