Hi guys,
As it says I'm looking to sell my Warsaw apartment. Can anyone recommend a good estate agent and give an indication of fees?

As I understand it typical costs are:

19% cap gains tax (if selling <5 years)
2-3% agency fees
~1% legal fees

Can't advise as to the charges (for selling) but we were looking at houses a couple of years back. Maxon Estates were very good and Ober-haus also left a good impression.
 
I sold my Flat in July, the commission was 2.9%+ vat (vat 22% in Poland). It took quite a long time to sell. However the Agent was responsive via email and in fairness exceeded my expectations (helped with tax and other issues). Had to reduce the price heavily from what I initally expected. The Agent was Miller Fukuda Warsaw (suggest you Google it), the Sales Agent was Agnieszka.
 
I am sure that people who have had dealings with Polish property are aware but just in case they are not I will mention it. We found that when we went looking at houses to buy we (yes, as buyers) had to agree to pay the agents commission(subject to successful purchase). Typically this would start at c. 2.9% +VAT but this could be negotiated. Lowest we got was 1.2% plus VAT but typically we could get them to 1.5% plus VAT

I assume there is a bit of negotiability on the Selling side as well.
 
ive looked at one or 2 eastate agents over the past year or so mainly just watching the prices of propertys and the salabilty of them, i remember looking at an estate agent called century21.pl google that and you should get the site it is in polish and english click on english link but i know nothing of there compentency or charges another was ps can you give me the name of a good solicitor in poland that deals with forigen purchasers in warsaw many thanks mr murphy and also the best person to try get a morgage from.
