Looking to buy 1 bed apt in dublin

At present i am looking to buy a 1 bed in dublin. have a budget of about 220k.... have looked at couple of new developments and they are just out of my range@235k but apts in these areas i have looked are being offered for in the region of 220-230k on my-home and daft. i would prefer to buy new so should i make an offer to developer or just go for 2nd hand?
 
Go for the apt you would prefer to live in. If thats a new apt. definitely make an offer to the developer.
 
New developments tend to be spruced up to the last by estate agents.

Have you checked out any existing apartments in town?
 
Ye im looking around at 2nd hand properties too.... the 2nd hand properties in areas i have been looking at seem a little cheaper too.

Wheras buying new has it's advantages, always bear in mind that with second hand property, you often get a bit more for your money.

New property is often sold at a premium to comparable second hand property.
 
I agree there... lookin at new delvelopments... 1 beds starting at 235k... while some 1 beds in earlier phases are on the market for 220k-230k... its all about shopping around and finding the best deal i think.

Can i ask what area would you like to buy in? If you ae looking at buying an apt try and get one with its own door so the management fees will be lower.I would stay clear of ones with lifts as some mgt fees can be €1800 a year.Why not look at citywest it will have the luas there around 2010 maybe 2011.
 
hey there im looking at citywest to finglas area.... ye managment fees can be expensive alright.... just going to keep looking till i find a place i really like... like the apts in charlestown finglas.
 
Everybody, the good news is that there are currently new apartments available in Dublin (Tallaght) for the sort of money that you're talking about ... in fact they start at 199,950. I have no interest in these properties. I saw the Ad in the papers last week and told my sister about them (she was looking for a cheap apartment, new). She viewed last weekend and put a deposit down. She got a one-bed on second floor for 210k. The quality is excellent. Fully fitted integrated kitchen including washer/drier. Gas central heating. Balcony with each apartment, plus (wait for it) car parking space included!! It's a 10 minute walk from the Luas. Like I say I have no particular interest, but I do think it's terrifice value. I would even consider, if I was you, making an offer. You never know. The development is called "New Bancroft" and you can google it. The developer is Park Properties - they have a very good name. Worth viewing.
 
There are an increasing amount of 1 bedrrom apartments in the city centre for < €200k.

define cheap? about 6 times the average industrial wage for a 1 bed in tallaght isn't my idea of cheap.......
 
I looked at the apartments in tallaght and the ones in charlestown. i would much prefer the charlestown ones... but i will probly go for 2nd hand about 2/3 years old.... they are better value.... i think some agents are putting these prices up at 199950 but in reality there is mayb 1 apt at that price available... someone else told me there niece bought one in new bancroft and paid 225... thats a big jump from 1999950 imo.

I have lived in many apartments over the years and I would second this. Own door is the only way to go with apartments.

No common hall area. Significantly lower management fees. Easier to get insurance. No broken lifts. Usually park right outside your door.

And many more.

whatever you do. Dont buy near the square in Tallaght. I might offend some people saying that but go out there at night and see what you think of the area.

have you tried Hampton Wood on St Margarets Road in Finglas?, not so concrete jungle as charlestown,

Point taken. "Cheap" is a relative term. What I should have said was that my sister was looking for a one-bed within Dublin that was cheaper than most that she has seen.

That's right Nico ... in the end my sister ended up paying 220k. However this is because she chose an apartment on the second floor. I suppose you get what you pay for. There are apartments for 199,950 (now sold) but they are on the ground floor. Still they're under 200k which isn't a bad price for somewhere in Dublin.
 
Hey have not looked at hampton wood yet. Just seen apartments i have looked at have dropped by 25k asking price. second hand one that is.
