I am looking at either selling up and buying a new place or else holding on to one as investment.

Depends on mortgage company.

Can anyone suggest a good solicitor.

Used Gilroy & McMahon last time.

But might be worth shopping around.

where abouts are you ?
 
Sexton Keenan in Walkinstown is the one I used. Just of the roundabout. Found them grand for purchase of house.
 
Dermot Deane - as mentioned many times on this site. Good service - when he deems your file to be active - for good price.
He doesn't do small talk.
We have used him twice and been perfectly happy each time. c. €2k for sale and purchase - plus usual fees.
 
Try XXXXX in Dublin, I got a cheap quote from them.

This shows the depths to which some solicitors go to get business. Bilko is actually an employee of the firm he recommends!

Maybe they gave you a good deal because you work for them - or was use of their proxy server to post spam on their behalf on AAM part of the package?! Personally I would not deal with any business that engaged in spamming.
 
I went with a solictor because they gave me a "cheap quote". Never going with them again!

I'm having a nightmare with him. Serious lack of information. I have no idea where I stand. I'm being threatened with serious penalties and he is not informing me on where I stand at all.

I told an estate agent recently that I would probably use Dermot Deane as my solicitor for my house purchase and she replied that he was very slow. She then proceeded to recommend another solicitor to me who she also said offered a flat fee. I know that it's probably a bad idea to select a solicitor based on the recommendation of your estate agent but I decided to call her recommended solicitor and what happened next is amusing. He told me that he was very busy at the moment with Christmas approaching and couldn't offer me the flat fee, however could do the work for me at the standard fee. I said no thanks. Now back to Dermot Deane - based on contributors' experiences, is there any truth in the EA's claim that he's very slow??
 
They are all connected!!! Get a solicitor you trust and believe in (or she/he believes in you).

I'm still waiting to meet the perfect Solicitor...

Do 'close the loop' with your EA on this? Look her in the eye and ask her why she was recommending 'flat fee' when this wasn't available. Ask her if there is any kickback or benefit-in-kind arrangement between herself & the solicitor? Suggest that she checks with the solicitor regarding availability of the 'flat fee' before giving future recommendations.
 


They are slow but very good. They saved my bacon very recently.
 
Agreed. We had problems getting him to return calls etc. at the early stages of our process but as I said above - once HE deems your file to be active he provides a very good service. We have used him twice - and would do so again - even though we know there would be an element of frustration involved. We thought he was very straight and thorough.
