Just wondering if anyone could tell me of a cheap and cheerful surveyor in the south dublin area??

I've got a surveyor visiting a property today: www.propertyhealthcheck.ie (don't be too fazed by the overly colourful website!)

They are charging €295 inc VAT for an inspection in Lucan.

If you're prepared to wait, I'll let you know what the report was like tomorrow.
 
Just got surveyor's report. Covers a lot (mind, it's in yes/no/can't tell answers so it's not exactly time-consuming for them to do, I'd imagine!). I would say use them if it's a relatively new house and you're doing it for peace of mind. He seems to have checked the attic quite thoroughly.

Picking brains here - these were the issues found (marked as "marginal"):

1. Debris in gutters. Up goes the boyf with a ladder!
2. Timber roof trusses - no metal bracing between gable wall and adjoining roof trusses in attic. Major or minor?
3. Timber eaves should be scraped down and repainted.
4. Window hinges need lubrication. Front windowsill needs repainting.
5. No insulation over attic trap door.
6. No draft stripping around attic trap door.

While we are on it, when is the best time to get the survey done and ,.. this is the stupid question part,.. I presume it's the snag list he generates??
 
Ah... are you looking for a snag for a new house? That's a different thing. There are other people offering snagging services who will draw up a list of things that need to be fixed by the builder.

With a second-hand house purchase, we arranged the survey once we had put down the holding deposit and gone sale agreed. We were advised to do it before the valuation (in case the surveyor found problems), but this isn't compulsory.

Nor, as it has been pointed out here, is it strictly necessary to arrange an inspection of a relatively new house at all. That's up to you.
 
Well, we have just put down a holding deposit on a new duplex. This is all a bit new to me,. and I'm a bit confused.
Do we now do the snag or a surveyor? Do we really need a surveyor???
The lender tends to do their own survey anyway ,. don't they??
And one more question,..is this all before we put down the 10%.

The lenders surveyor is a valuer, not a surveyor as such. Therefore they will not inspect for structural problems as such ( unless they are glaringly obvious).
If the duplex is completed then you need an engineer or surveyor of your own ( although you could instruct the same valuer as your bank if they have the appropriate qualifications) to inspect and snag.

Always ensure that whatever engineer or surveyor you instruct has the appropriate professional indemnity insurance.
