Long or short lease

I have tried and failed to rent or sell my shop in last 3 years. A few months ago I obtained planning permission to change use to a restaurant and I am considering a letting agreement with a restaurant. I have been asked for a 15 year lease. I am not confident that if the restaurant fails that I will be able to force the tenants to see out the remainder of the letting or otherwise transfer the lease, and in that circumstance I will have little choice but to take possession of the lease and try to find a new tenant. Is there any reason why I should not agree to a long lease?
 
most leases over 5 years have personal guarantees attached to them, however how enforceable this really is i dont know. if you only give them a 4 year lease and they fail you'll have to rent it out to someone else, I dont see what difference the lease term makes in this situation
