Liability for leaking water pipe

I noticed some staining in & around area below the radiator in the extension over the past week or two.

Extension is nearly 2 years old now & this has just begun to show through the heavy lino flooring.

I've monitored it closely and it seems to be a slow drip from piping behind the wall feeding said radiator (when I isolate the rad, dripping noise stops).

Q: does the builder retain any liability for this after nearly 2 years?
No work has been carried out since extension was built.

If he installed the radiator he should be liable if it's caused by faulty workmanship. If he's reputable he will fix it. But in most cases he'll be able to say it's a new problem and unless you're an expert yourself it's very hard to prove otherwise, maybe he'll do the job at a reasonable price.
 
Let him know but I doubt he will be interested, I build on a few years back and my guy wasn't interested in small issues arising from his guys workmanship six months later, good luck.

If the work is defective he is liable for 6 years under statute.
 
The packing nut on the rad valves sounds like the problem. tighten the nut under the plastic head (turn to right with small adjustable spanner). should sort the problem. these are isolation valves and constant turning on and off of the rad , loosens the packing nut (its a constant problem). they are only designed for the plumbers use. buy thermostatic heads, if you wish to isolate your rads. I doubt the plumber will repair for free.
