Letting Agents Fee

Can anyone give me a general indication how much I should expect to pay for a Letting and Maintenance service for a house in D6.

Greatly depends on the service you want & the agent, as a guide I pay 10% + vat per per year for a "full management service" for property in Celbridge, & I pay 6.9% + vat for a "finding a tenant & acting as a middle person" for property in Tallaght.
If you are new to this I would advise you to go for a full management service or at least get the agent to deal with any queries for you, ie dont ever give the tentant your phone number.
Also need to bear in mind what happens if tenant wants to stay another year at the end of the rental contract, in this case you generally negotiate the agents fee's as the agent does not have to find a new tenant. I have dealt with agents that charge from €150 - €250 per year for addittional years with the same tenant.

Fees sound about right to me, maybe a bit high at this stage for the rent-only option. Honestly, renting property in Dublin 6 is not a very hard thing to do. You don't need to be Anthony Robbins to succeed. (Although there is a skill in finding a stable long-term tenant.)

One of the problems with an agent (in my experience) is if they deliberately get tenants who are going to 'cycle' after 9 or 100 months, so that they can collect a fresh fee. This is a problem, not so much because of the agent getting his fee, but because it causes a rental void and there are often repairs to be made.
