Letting Agent Recommendation Dublin

Hi, looking for a letting agent to handle managing a property, both getting tenants in place and management after that at a reasonable rate in the Dublin 9 area. Just looking for recommendations for companies that people have dealt with and found good, first time doing this so wasn't sure where to start, thanks
 
Do it yourself, I'd never hand over control of such a valuable asset to these agents, some are good some are dreadful.....he gets a bad tenant in its your problem when they stop paying and destroy the property.

Getting rid of them can take years.
 
Thanks for advice so far but it's not something I can handle personally at present trying to get people in and managing it myself, so just looking for recommendations from people with positive personal experiences who have used letting agents in the past that they've found to be good for managing with few issues, were happy with the tenants they got in, haven't had any major issues with the tenants etc.

Is there a family member who could help out with advertising / screening / reference check?

None of this is particularly difficult, but it can be time consuming.

Having said that, assuming your property is in good condition, you'd be unlucky if it took any longer than 2-3 weeks in the current market.

I'm 100% in agreement that no one will look after your business as well as you.

In addition to that, its worth having personal contact with your tenants, much easier to iron out any issues.
 
Do you know anyone who wants to rent the property?

That could be worth investigating rather than putting it on the open market.
 
I never was a landlord but was a tenant for the last 6 years.

My landlord was Hopkins Ward. I found them to be very professional and they have thier own handyman to fix minor things.

never had an issues and they were on top of everthing.
 
We use Gillespie Lowe who are generally pretty good. Despite what people say above we have two apartments with them (now one) for last 7 years or so and every penny was well spent and would do it again in a heartbeat. Taking all calls, Handymen, repairs, furniture sourcing etc etc becomes just a cost to approve, not a constant time problem trying to find and arrange things etc etc.

If people have the time for doing it all yourself possibly it’s a different story.
 
No longer a landlord but when I was I used two letting agents of various quality.

My advice:
  1. Agents will present the tenants they’ve found as a kind of fair accomplit. Don’t accept this and insist on final say even if it means interviewing tenants remotely. Do a Google and LinkedIn search of your prospective tenants
  2. The big advantage is that agents can source tradesmen at a reasonable price. Quality is often not great however but the leaky tap gets fixed
  3. Some agents collect and remit rent, some don't
  4. One agent I used took a year’s fee up front while another took it monthly deducted from rent
  5. Agents’ knowledge of tenancy law can be patchy, you will get better advice on AAM
  6. Overall you have to breathe down the agents’ necks, even if only by phone/email. If you forget about them they’ll forget about you
  7. Insist they do quarterly inspection reports with pictures. If tenant upkeep seems good then drop to six monthly but no less
  8. A huge risk is remediation of mould due to poor ventilation by tenants. Insist that this is put in contract and inspected by agent
  9. Inspect the property yourself once a year
  10. Remember the RTB is not the landlord’s friend and if you don’t insist on your rights no one else will
